The Dolce Vita development in Sea Point, Cape Town

LaunchBase, an innovative marketing and property technology (proptech) start-up, has developed a software solution that enables off-plan property developments to be launched entirely online in real time.

Co-founded by Brad Morgan and Dean Lederle, the Cape Town-based start-up has become a major disruptor in a fiercely competitive industry, creating a powerful solution for developers to achieve pre-sales figures on off-plan developments faster than previously thought possible.

Lederle brings years of design and marketing experience from owning a successful digital marketing agency, while Morgan has a strong background in property development and marketing.

The technology-driven approach has given LaunchBase an edge in a fiercely competitive market

“With our extensive experience and expertise in the niche sector of off-plan property development marketing, we excel in crafting distinctive brand campaigns and leveraging targeted digital marketing to drive users to our LaunchBase platform, guiding them seamlessly from initial interest to successful purchase,” says Lederle.

“The platform we’ve built provides a customer-centric online experience that allows users to easily browse and engage with the range of apartments or homes in their own time. It also offers a wide range of features that assist clients in finding their desired units, opens up transparent communication between buyers and developers, and facilitates secure reservation deposits,” says Morgan. “The platform’s interface allows developers to showcase their developments to potential buyers in the most accessible, user-friendly manner.”

    Latest success

The company’s latest success, Dolce Vita, a Berman Brothers Group project in Sea Point, was launched online via LaunchBase on Wednesday and achieved remarkable sales success by selling out all of the available 55 units with a sales value of roughly R250-million in just under 15 minutes. The development, which includes spacious studio suites starting at R3-million through to luxurious three bedrooms priced at R9-million, joins the ever-growing list of developments that have sold out in just minutes via the innovative tech platform.

The team at LaunchBase is very excited about this recent success and said Berman Brothers and their team had been a pleasure to work with. “By creating and offering an incredible and market-driven product, they made our task that much easier,” says Morgan. “It was very collaborative between the Berman Brothers Group, Robert Silke & Partners Architects and us, which made the entire process thoroughly enjoyable and great to be a part of. The sales success is really just the cherry on top.”

“We’re in a fortunate position to selectively choose the developments we work on, allowing us to collaborate on projects we truly believe in and are passionate about. This approach ensures that we are fully committed to each project, bringing our expertise and enthusiasm to developments we are confident will succeed,” adds Lederle.

In addition to Dolce Vita, over the last two years, LaunchBase’s new development launches, such as The Braemar, Venice House, The Beach House, The Valour, The Carrington and The Sage, have also achieved remarkable success by having all units snapped up on the day that sales went live. The One in Stellenbosch, a pioneering, purpose-built student development, resulted in another record performance with more units being secured at launch than are typically sold in a year in central Stellenbosch. This student development comprises over 500 units and is now almost sold out and will reach a total sales value exceeding R1-billion.

It seems that together with the company’s industry-leading and robust marketing offering, the technology-driven approach has given LaunchBase an edge in a fiercely competitive market, and the success is a testament to its unique and innovative approach. As LaunchBase continues to grow and expand, it is clear that it’s changing the game of selling off-plan developments.

The start-up is poised for an exciting future, with a series of projects lined up in the Western Cape for the remainder of the year. “We are thrilled to announce our expansion into international markets, partnering with offshore clients to bring our expertise in off-plan property developments to a broader audience,” adds Morgan. This growth highlights the company’s dedication to transforming the off-plan residential development marketing industry and achieving success with innovative technology and focused marketing strategies.
